Developer Plots Brisbane Riverfront Apartment Project

Brisbane-based developer Bellevue has lodged plans for a high-end riverfront apartment project in the city’s inner-east.

The private developer has put forward plans for a three-storey, boutique apartment project on the Brisbane river that offers 12 apartments.

Bellevue, which has been developing in Brisbane for more than three decades in suburbs including West End, New Farm, Ascot and Toowong, bought the 1450sq m site at 63 Byron Street in Bulimba for $7 million in April.

The site was identified due to its zoning, offering low-medium density residential development, for a two or three storey project. 

Its proposed development will replace a highset timber house fronting Byron Street and a large metal shed at the rear of the site.

Bellevue will target owner-occupiers at the top end of the market, having enlisted architecture firm Stone House Studio to design the project that will offer 11 three-bedroom apartments, one four-bedroom apartment and a rooftop garden.

The proposed building will sit above a single basement level for 28 cars and 18 bicycle spaces while being a short distance from the Apollo Road ferry terminal. 

Bellevue has four projects in its pipeline, including Element Residences, an apartment project in East Brisbane offering five full-floor four-bedroom residences and one five bedroom penthouse as well as Elba, another high-end apartment project in West End.

North of the river, in Taringa, the developer has plans for a 20-apartment project dubbed Sofia and another development in Lutwyche known as Atlas.

Its proposed Bulimba development joins a raft of transformative projects planned for the leafy, sought-after postcode.

This year, local developer Cielo Group lodged plans for a boutique apartment project along Bulimba’s popular but ageing dining precinct, Oxford Street.

Its $35-million project, planned for a 1150sq m site at 360 Riding Road, will include a ground-floor cafe and will be topped with a 750sq m rooftop deck with pool and public bar, both of which the developer intends to keep and manage.

Cielo Group also has plans for a similarly scaled project at 52 Main Avenue in Balmoral, four blocks from its Riding Road project. That project, planned for a similarly sized 1200sq m site and dubbed Hyperlux, will feature four-bedroom apartments and will also have a rooftop terrace.  

The developer is also putting the finishing touches to its Elysium townhouse project at 16 Riddell Street, just off Oxford Street.

Cielo Group told The Urban Developer that the projects were part of a broader vision to revamp Oxford Street to bring it in line with similar blue-chip Brisbane precincts such as James Street in Fortitude Valley and West Village in West End. 

Oxford Street in Brisbane’s eastern suburbs, which can be accessed by the Brisbane River via the historic Bulimba ferry terminal, has become a popular destination in recent decades, renowned for its cinemas, cafes and restaurants, as well as picnic areas at Bulimba Memorial Park.

In recent years a number of other high-end apartment projects have been delivered on Bulimba’s riverfront stip, including HG Developments’s project at 21 Byron Street, The Boatyard Bulimba, which comprises three and four bedroom apartments.

ADCO also completed Barca Bulimba, a 21 apartment project that also includes seven townhouses at 47 Byron Street.

Other developers are circling Bulimba, most notably Shayher Group, which purchased the Bulimba Barracks from the Department of Defence in 2020.

Shayher Group is planning an 855-home community with a mix of five-storey apartment blocks and three-storey townhouses as well as a community hub and green space along the 20ha riverfront site.
